How the analysis works

    Enter what you actually know

    Purchase price, rent, vacancy and the costs you have been quoted. Nothing is looked up or estimated for you: this tool holds no rental averages, transaction history, fee schedules, bank offers or exchange rates.

    Leave what you do not know visible

    Each buying and running cost stays marked as unconfirmed until you enter a figure or state that it does not apply. An unconfirmed cost is reported as missing from the results rather than quietly treated as zero.

    Read the calculation, not a score

    Net operating income, cap rate, cash-on-cash, debt service cover and break-even occupancy are kept apart and defined on the page. A ratio that has no answer — cover with no debt, cash-on-cash with no cash in — shows N/A with the reason.

    See the whole holding period

    Debt service comes from the real month-by-month amortisation, so an early settlement shows a part-year of payments and none after it. Year by year you get cash flow, cumulative cash flow, loan balance, value and equity.

    Compare up to three scenarios

    Put two or three properties, or two or three sets of assumptions, side by side. Different currencies or different holding periods are flagged as not comparable rather than lined up as if they were.

Every figure comes from what you type. The tool does not know what property costs, what it rents for, what fees apply in your emirate or country, what a bank will lend you or what values will do next. Growth, appreciation and vacancy are assumptions you set, not forecasts. Tax is not modelled. Nothing here is investment, tax or legal advice, a valuation or a mortgage offer, and no result should be relied on without confirming each cost with the relevant provider.
